Why are all prices quoted in Euro?
Most of the countries in which we have properties for sale have adopted the Euro and the properties are sold in that currency. Quoting a sterling price would not always be accurate because of fluctuations between the currencies so please use our Currency Converter to get an exact valuation whilst browsing our website.
Is it necessary to employ a Solicitor?
In some countries it is not necessary but we ALWAYS recommend that a Solicitor be used for property transactions. We usually supply a choice of three Solicitors but you can of course choose your own.
Should I use a Solicitor from my home country?
You could but it is not recommended as you will need to use a Solicitor who is familiar with local laws and customs. Using your own Solicitor would be an added expense.
What rates are charged for mortgages?
This depends on the particular country in question but we insist that a very competitive rate is obtained before we take properties on board. In Europe we endeavour to have the rate liked to the EURIBOR. Rates will be fully explained before the contract is signed.
Can the deposit be paid in Sterling?
Yes, of course. In fact every part of the transaction from start to finish can be conducted in Sterling or indeed any other currency. The prevailing exchange rate on the day the money is paid in will apply.
Are completion dates on new properties realistic?
We endeavour at all times to ascertain the actual delivery date of properties on our website before accepting them and we advise our clients accordingly.
Do you arrange inspection trips?
Yes we do. Just drop us an email with a few details and we will be in touch very soon.
Is finance available?
Yes, finance is available on all properties in most countries. However, finance in Dubai for example can be expensive and mortgages are granted for shorter periods than most other countries. This is changing as Dubai adapts to changing market trends so please check with us first.
Is my deposit refundable if I change my mind about purchasing?
If the full deposit has been paid and a contract signed then you are bound by the terms of the contract.
Is a booking deposit refundable?
A booking deposit on any property is usually €4,000 and is paid on the basis that it is non-refundable.
Can you arrange Equity Release from a client’s existing properties?
Yes, we can do this in the UK and Ireland only at present.
Can you arrange Bridging Finance if I have already sold my home but am not yet in funds?
Yes we can in the UK and Ireland at present. We will also advise you on the exact procedure to reduce any unnecessary expenditure.
Will the Title Deeds be secure?
Yes. Each country has different rules and regulations regarding property transaction and these will be fully explained at the outset. We have heard of so many horror stories recently but we will not let you proceed with any transaction until you are fully satisfied that every part of the contract will be honoured. You will have our guarantee and the guarantee of the Developers Solicitor on all properties on our website.
